In recent months I have shared updates from the Building and Plumbing Commission (BPC) about cases where individuals have posed as building surveyors or acted unethically in the role. These cases are always disappointing to read because they undermine trust in our profession and cast doubt over the work of those who operate with integrity. 

The reality is that the role of a building surveyor is built on ethics, professionalism and a strong Code of Conduct. These are not optional qualities. They are essential to ensuring public safety, compliance and confidence in the construction process. 

Why Trust Matters

When a client engages a building surveyor, they are placing a significant amount of trust in that person. Our role is to confirm that a building project complies with the Building Act, Building Regulations and the National Construction Code. This is not just about signing documents. It is about making sure the design and construction meet the safety, quality and regulatory standards that protect the people who will live or work in the building. 

Trust is earned through consistent, transparent, and independent decision-making. I have spent almost two decades building strong relationships with clients who know that my team and I approach every project with thoroughness, accuracy and a clear commitment to compliance. 

Spotting a Good Building Surveyor

A good building surveyor is registered with the BPC and will readily provide their registration details so you can verify them on the public register. They are upfront about their role, their responsibilities and how they will manage compliance on your project. Communication is clear and timely, with regular updates and explanations provided in plain language so you know exactly where things stand. Their decisions are guided by evidence and legislation, never by outside pressure from builders, designers or owners. Over time, they build a proven track record of delivering projects that meet a high standard of safety and compliance. They will happily provide examples of recent work and client testimonials, and they take pride in their professional reputation.  As a member of the Australian Institute of Building Surveyors (AIBS), I also uphold the standards of our industry body, which provides another layer of accountability and commitment to best practice.

Unfortunately, there are still individuals who operate without proper qualifications or who cut corners to speed things up. Red flags include reluctance to share registration details, vague promises to “make things easier” by skipping certain checks, or providing inconsistent information when questioned. A lack of formal documentation to support decisions or approvals should raise serious concerns. You should also be cautious of surveyors who pressure you to make quick decisions, or who avoid written contracts and detailed inspection reports. If something feels off, take the time to verify their credentials through the public register and consider seeking a second opinion from a reputable practitioner.
